HDB flats in Toa Payoh and Sembawang proved as the most attractive and famous to the homebuyers during the initial sale exercise of Housing Development Board (HDB) for this year, 2020, proven the previous day.
Around 5 pm previous day, over 10 applicants close-run for the 266 five-room, also with three-generation units along Canberra Vista, the controversial Build-To-Order (BTO) development of Sembawang which stood next to the accessible Canberra MRT station.
The 385 flats of four-room launched for sale were also a buyer’s demand, attracting six applicants and more for each, and three applicants for each of the 124 flats of three-room.
It is considered a close fight among mature estate along Toa Payoh, evident with the 10,000 applications and more for 1,211 flats of four-room. This translates to eight applicants to every available flat.
The four-room flat is considered the largest kind of flat between the two BTO developments, Toa Payoh Ridge and Kim Keat Ripples. The Toa Payoh Ridge of Toa Payoh is known to be Singapore’s top sought-after property housing estates.
The 102 flats in three-room of Toa Payoh Ridge that stood between Braddell MRT and Caldecott Stations won four applicants in every unit.
The 542-flat, Kim Keat Beacon was the last launched BTO of Toa Payoh in 2018 of May, where four-room units correspond to four applicants per flat.
Tuesday, February 11, The HDB was proud to launch for sale the 3,095 BTO flats.
The lead of research and consultancy of Orange Tee, Christine Sun, said, the big crowd of applicants over Toa Payoh was foreseen already. The increased drive to own bigger flats over the non-mature estate around Sembawang, she further added, was ” not common but never surprising.” She told, ” It is not usual to get a current BTO project which is located next to long-running MRT Line plus its upcoming facilities such as shopping hubs after it.
“Prices are lesser compared to the pricey two projects of Toa Payoh.”
The four-room units housing projects of Toa Payoh, have the initial price of $395,000 and slowly increases to $666,000, while the five-room unit or flat along Sembawang, starts for as low as $350,000 and increases to $406,000.
Since September 2019, legitimate buyers were able to draw on the newest modified CPF Housing Grant in a maximum of $80,000 with no restrictions in terms of the location and type of flat.
By May 2020, the HDB will introduce another set of flats, around 3,700 BTO in many places such as Tampines, Pasir Ris, Tengah and Choa Chu Kang.
And to follow by August are the 4,100 BTO flats around Tampines, Bishan, Woodlands, Ang Mo Kio and Geylang.
