Zion Road Parcel A New Condo site is expected to cost around S$1.52 billion, or S$1,670 psf ppr, according to JLL’s Chia Siew Chuin. This is a “substantial” amount of money. Partnerships are anticipated.

The 1.51 hectare plot of land along Zion Road, close to the River Valley region’s Great World City retail center, is expected to attract a lot of attention from developers. There is room for 955 residential units, 2,400 square meters of retail space, and a minimum of 600 gross floor area (GFA) of childcare center facilities and serviced apartments on the property.

Potential of the Zion Road GLS Site

Christine Sun, senior vice president of research and analytics at OrangeTee & Tie, pointed out that just opposite from it, on Jiak Kim Street, is the luxury property Riviere, which was constructed on state land auctioned under the GLS program in 2018. After receiving 10 offers, the property was sold for S$955.4 million, or S$1,733 psf ppr, in December 2017. Price per square foot for Frasers Property’s Riviere began at S$2,580 in May of this year. All 455 units in the development have been purchased.

According to Sun, another GLS site in the neighborhood is located at the spot where the posh Irwell Hill Residences building sits on Irwell Bank Road. In January 2020, seven interested parties placed bids on a piece of land, with City Developments Ltd (CDL) ultimately placing the highest offer at almost S$583.9 million, or S$1,515.10 psf ppr. The average price per square foot for the 2021 debut of Irwell Hill Residences was S$2,700. The project has over 90% sales as of May 2023.
