The second half of 2023 (2H2023) Government Land Sales (GLS) Programme, which consists of eight Confirmed List sites and nine Reserve List sites, was announced on June 21. About 8,590 individual residences, 98,250 square meters of commercial floor space, and 530 hotel rooms are all potential outcomes from these locations.
The Upper Thomson Road Parcel A new condo is one of the announced locations.
There is a range of S$595 million to S$656 million (1,030-1,135 psf ppr) for the site at Upper Thomson Road Parcel A, while the land value of Parcel B will be between S$740 million (S$859 psf ppr) and S$858 million (S$996 psf ppr).

The Upper Thomson Road Site Parcel A new condo will provide convenient proximity to the upcoming Springleaf MRT station upon its opening in December 2023. According to Tricia Song, CBRE’s director of research for South and East Asia, the site are conveniently located only one train stop away from the Lentor region, where more than 3,500 apartments will be erected over the next five years.

The 2.44 hectare (ha) Upper Thomson Road Parcel A GLS has the potential to produce 595 residential units and 2,000 sq m gross floor area (GFA) of commercial space. There is a maximum of 2,000 square meters allowed for retail space, and a required minimum of 1,000 square meters for daycare facilities. The use of serviced flats is permitted.
