This offer at $2,377 psf ppr broke record for government land sales zone for pure residential development. it also exceed market expectations at $1,800 to $2,300 psf ppr. The reason for the high bid might be because there’s hasn’t been any GLS in Orchard in the last decade The previous record was at Jiak Kim Street which was bidded by Fraser Centrepoint at $1,733 psf ppr.

This new development likely to sell between $3,500 to $3,800 which should achievable in line with current new launches like Le Nouvel Ardmore, New Futura and 21 Angullia Park which are selling from $3,200 to $4,000psf.
