In a significant development for Bayshore’s future waterfront neighborhood, the 1H2024 Government Land Sales (GLS) program has unveiled the very first private development site in the area. Situated on Bayshore Road, this expansive 105,486 sq ft site has made its debut on the Reserve List.

The Reserve List designation means that this site will only be made available for public tender when a developer submits a minimum acceptable price to the government. Bayshore is earmarked for future waterfront residential development, with plans for approximately 10,000 new homes. Remarkably, around 70% of these planned residential units will be allocated for public housing.

According to the Ministry of National Development, the release of this first private housing site on Bayshore Road is poised to kickstart the development of the entire waterfront estate. If it successfully goes to tender and is awarded, this new development could potentially yield a total of 480 private residential units.

On the flip side, it’s possible that despite the site’s attractiveness and potential for first-mover gains, developers may approach it cautiously. Tricia Song, head of research for Singapore and Southeast Asia at CBRE, suggests that given the ample supply on the 1H2024 Confirmed List, we might not see this site triggered for the next six months. It could potentially be listed on the Confirmed List later, thus initiating the development of the Bayshore estate.

Ismail Gafoor, CEO of PropNex Realty, notes its strong selling points, such as its proximity to the upcoming Bayshore MRT station on the Thomson-East Coast Line, along with the likelihood that most units will offer captivating, unobstructed views of East Coast Park and the sea. All these factors contribute to the project’s anticipated high level of buyer interest.

This unveiling marks a significant milestone since there wasn’t any GLS site along Bayshore Road in over two decades. Leonard Tay, head of research at Knight Frank Singapore, predicts a heightened interest from developers due to the development of the Long Island reclamation and the ongoing expansion along the eastern coast of Singapore.

With ongoing developments and enhancements in infrastructure, Bayshore is poised for growth, making it an attractive option for investors and homeowners alike.
