Transactions pick up in the core central region and the high quantum property tag property amid competitive prices and discount schemes offers by developers. 

Capitaland launch its new landed development Victoria Park Villas in july 2016 and saw about 10 units transacted just within a week of preview sales with sales mode going by first come first serve basis. There's a total of 106 semi-d and 3 bungalows with the semi-d prices starting from $4.3m. After winning the land bid of $908psf in 2013, market watchers noted that this is proabbly close to cost price, which can sell about $6 million in good times.

Terra Villas, a new cluster house at Kembangan which is going to TOP soon, has also seen 2 units sold in the month of july 2016 with price tag of about $3 million. 

All in all, there's a total of 131 luxury property transacted in the first half of 2016. These luxury properties are priced $5 million and above. This is higher than the total 166 luxury units sold in whole year of 2015.

Gramercy Park at Grange Road by CDL has sold about 30 units within 2 months though they are not officially launched with average about $2,600psf. The 2 bedrooms units range about $3 million while 3 bedroom start from $4.7 million. Most of the buyers are Singaporeans, though there are also more interest from Malaysians, china and indonesians.
