Expression of Interest (EOI) has launched a semi-detached 2-storey house with 4,896 square feet for sale. Edmund Tie, its marketing agent, revealed that this freehold property has about $12 million guide price or $2,450 psf based on its land area.

Sitting on a rectangular and elevated site just along Jalan Kelawar Road, the property is enclosed by Grange Road, Orchard Boulevard and Paterson Road.

With just a 300-meter distance from the upcoming Orchard Boulevard, the property is an ideal distance from amenities like malls and the like. The site lies in a tranquil enclave that is home to exclusive landed housing.

Edmund Tie’s Executive Director of Investment Advisory, Tan Chun Ming, said that the property has a price of $2,450 per square foot which is favourable in comparison to the transactions that are made within the area. This includes the One Tree Hill houses, which are at $3,000 per square foot.

Ming also noted that due to the limited supply, freehold landed houses are held tightly in the area. For this reason, opportunities are rare, so they are expecting property investors and owner-occupiers to be more intrigued.

He added that the house will be sold with vacant possession on an as-is-where-is basis. It would also be ideal for buyers who want to rebuild and alter the current work into their dream home.

The deadline for the EOI for this semi-detached home will be on November 17.
