De Souza Avenue

The Urban Redevelopment Authority (URA) has started the tender for two government land sale (GLS) sites located at De Souza Avenue and Canberra Crescent. Both plots have been listed on the Confirmed List of the 1H2024 GLS programme and are poised for significant residential development.

The GLS site situated at De Souza Avenue, positioned off Jalan Jurong Kechil in District 21, spans approximately 207,155.8 square feet. With a maximum gross floor area (GFA) of 331,453 square feet, it has the potential to accommodate up to 355 residential units. Notably, this site is strategically situated near the rejuvenated Beauty World neighborhood. Future plans entail the introduction of new amenities at The Reserve Residences, a mixed-use development interconnected with a new integrated transport hub and a three-story retail mall.

Adjacent to the De Souza Avenue GLS site lies the ongoing development of Verdale, a 258-unit residential project by COLI Singapore and CSC Land Group. This thriving environment underscores the area’s appeal and potential for further residential growth.

Canberra Crescent Site

In District 27, the 219,985 square feet site at Canberra Crescent, located at the junction of Canberra Crescent and Canberra Street, is primed for residential development. With a maximum GFA of 351,980 square feet, this plot could potentially yield up to 375 units. Its proximity to Bukit Canberra, an integrated sports and community hub, adds to its allure.

Given the strong demand for homes in the Upper Bukit Timah area, industry experts anticipate keen interest in these GLS sites. Justin Quek, CEO of OrangeTee & Tie (OTT), notes the steady supply of new homes amidst high demand, with existing residential projects in the vicinity largely sold out.

The tender for both the De Souza Avenue and Canberra Crescent GLS sites is set to conclude on July 18, signaling an exciting opportunity for developers to contribute to Singapore’s vibrant property landscape.
