The reported list of residential land sales for the H2 2020 Government Land Sales (GLS) programme contains a new EC location at Tengah Garden Walk. The list of confirmed sites will be launched in the last quarter of 2020.

Tengah Garden Walk EC is situated in the modern Tengah estate with an average land area of 2.2 ha to hold a total of 615 units with a parcel ratio of 2.8. The new EC site may give the developer who wins the land bid a first-mover advantage.

After Punggol, Tengah is the last new HDB town and is scheduled to be the most modern town. Tengah is built with lush, safe and intelligent features as “Forest Town” with the first car-free city center, a part of the car-lite city framework.

Tengah Garden Walk EC will be the first EC at a new site in the West that is yet to be checked. The land cost of the current Tengah Garden Walk EC, with regard to the current EC land cost, is estimated to be $450-$550 psf ppr. About $1000-$1100 psf could be launched by the latest EC.

 

Tengah Garden Walk Location

Tengah is a planning area located within the West Region of Singapore and a potential HDB city. It is bounded to the northeast by Choa Chu Kang, to the south by Jurong East and Jurong West, to the east by Bukit Batok and to its west and north by the Western Water Catchment.

Previously a military restricted zone, Tengah is now designated for potential housing projects, rendering it the newest town on the Housing and Construction Board in Singapore after Punggol’s development in the 1990s .[4]

Plantation Grove, The first farm, was launched in Tengah in November 2018 after the demilitarization of the Tengah military training area. Tengah is divided into different districts, including the districts of Plantation, Park, Forest Hill, Greenhouse, Market Place and Brickland.

As part of the Jurong Innovation Area, a more recent industrial development relative to Jurong Industrial Estate, the southwestern portion of Tengah will be built.

POTENTIAL OF THE SITE

Many Singaporeans who work or have served in the Republic of Singapore Air Force or the Singapore Police Force are well informed of Tengah. It’s home to one of the main military airfields, Tengah Air Base. Its classic blue glass guardroom also describes it. Also near by is the Home Team Academy.

Near Lim Chu Kang, Choa Chu Kang, Bukit Batok and Jurong West, Tengah is bordered by the Kranji and Pan-Island Expressways. The region of around 700 hectares was named for Tengah Forest City, bringing it similar to Bishan in scale. It is projected to have 55,000 homes or so.

As far back as 1991, there were proposals to build the region, but this is the first big announcement we’ve heard. Since it’s very near to Lim Chu Kang (an area designated as an agritainment hub), the concept of a rural-themed residential area makes sense. We understand that it would also be combined with the Jurong Innovation Zone, which is a next-generation tech-park scheduled for completion in 2022.
