Leasing activity and retailer sentiment in Tokyo, however, decline dramatically on the back of deteriorating economic conditions. While, South Korea and Hong Kong remained subdued.

For Singapore, demand for leasing remained subdued, seeing more retailers consider exiting the market totally. And with this, just to maintain occupancy levels within the portfolio, many landlords have taken to forward renewals.

Property owner also turning more flexible in occupying prime space and renters get an advantage in negotiations.

CBRE noticed that the number of Singapore short-term leases climbed in second quarter of 2016 since more tenants, specially online retailers, take advantage of vacant commercial space to install test beds and put up brand awareness among consumers.
