Media Circle SiteQingjian Realty and Forsea Holdings, the dynamic Chinese property development duo, have once again made headlines with their recent joint venture triumph. Their resounding success in the government land sales (GLS) tender for the coveted residential development site at Media Circle GLS in one-north has sent ripples through the Singaporean property market. The bidding war, which concluded on January 18, 2024, showcased three competitive offers, with Qingjian Realty and Forsea Holdings emerging as the indisputable victors.

The crescendo of this bidding war reached its zenith when the joint venture submitted an astounding bid of $395.29 million, equating to an impressive $1,191 per square foot per plot ratio (psf ppr). This bid showcases their unwavering commitment to acquiring this prime real estate. Notably, this figure stands just 2.67% higher than the second-highest bid, a commendable effort from the Hong Leong group.

The GLS site at Media Circle spans across 114,462 square feet, featuring a 99-year leasehold. It is primarily zoned for residential development, while also reserving the first storey for commercial use. With a maximum gross floor area of 331,948 square feet, this site holds the promise of transforming into a residential project comprising 355 units.

Media Circle Land Bid

The $1,191 psf ppr bid by Qingjian Realty and Forsea Holdings is not only a testament to their ambition but also an indicator of the competitive landscape in the property market. Notably, it stands 4.4% lower than the winning bid of $1,246 psf ppr at Slim Barracks (Parcel A) by EL Development and 1.6% lower than the winning bid of $1,210 psf ppr at Slim Barracks (Parcel B) by Kingsford Development. This competitive spirit underscores the vigor of the real estate sector in Singapore.

EL Development’s Blossoms by the Park at Slim Barracks Rise (Parcel A) is a prime example of a successful project, having sold 229 units out of the 275 units available. Launched shortly after the implementation of property cooling measures in late April 2023, it achieved a median price of $2,441 psf, as reflected in the caveats lodged to date.

Meanwhile, Kingsford Development’s 142-unit project at The Hill at one-north, is likely to launch in 1Q2024, promising more exciting developments on the horizon.

This remarkable feat by Qingjian Realty and Forsea Holdings at Media Circle is a testament to the vibrant property landscape in Singapore, where competition breeds innovation and excellence. As the real estate market continues to evolve, it is clear that these dynamic developers are poised to play a pivotal role in shaping the city’s skyline. Their unwavering commitment to quality and ambition continue to inspire confidence among investors and homebuyers alike.
