According to two caveats filed on June 27, 2023, the last two apartments of the ultra-luxury condominium Les Maisons Nassim by Hong Kong-listed Shun Tak Holdings have been sold to Singapore Permanent Residents (PRs).
The first-floor, freehold apartment with four bedrooms sold for $30.765 million ($5,050 psf) despite being located in a low-rise building with just five stories. Above, on the second story, a somewhat bigger four-bedroom property of 6,179 square feet sold for $32.749 million ($5,300 psf). PropNex Realty is said to have acted as a broker in both transactions.
With the sale of these two apartments, all fourteen of Les Maisons Nassim will be spoken for. The project didn’t begin until May of 2021. The overall median selling price per square foot is $5,559.
The second-biggest penthouse, measuring 12,066 square feet, sold in March 2022 for $59.769 million, while the highest penthouse, measuring 12,077 square feet, was acquired for $75 million in October 2021, for a price per square foot range of $4,953 to $6,210. In October of 2022, the 11,227-square-foot third and smallest penthouse sold for $68 million ($6,057 psf).
SRI mediated the $75 million sale of the largest penthouse at Les Maisons Nassim. According to Bruce Lye, founder and managing partner of SRI, “a 100% sell-out of this creme de la creme condo solidifies the strong demand for quality homes in the ultra-prime locales of Singapore.”
By the end of 2023, we hope to have finished construction on the high-end, freehold condo. The sales have not shocked Dominic Lee, head of the premium team at PropNex. He claims that its prominent Nassim Road, District 10 location is to thank. “The Nassim address is super rare not just for condos but for Good Class Bungalows as well,” he explains.
The huge format condos, starting at 6,049 square feet for a four-bedroom unit, are another selling point. “Their customers are home-users who are eager to purchase devices for themselves. “Cost is not the most important factor for them,” Lee continues.
