There were 1,008 units available at Grand Dunman preview with 550 of them sold on the opening weekend (July 15-16). The 99-year leasehold apartment on Dunman Road in highly desirable District 15 sold for an average of $2,500 psf.

Grand Dunman was built by CSC Land Group and SingHaiyi Group. It has the highest sales velocity of any 2023 project. According to Gary Lim, the head of sales and marketing for the SingHaiyi Group, 90% of the customers were Singaporeans, 9% were Singapore Permanent Residents, and 1% were foreigners.

According to Lim of SingHaiyi, a wide variety of one-, two-, and three-bedroom flats, as well as dual-key homes, were sold. Seventy percent or more of the sold properties were under $3 million.

 

Grand Dunman Preview Sales Best in 2.5 ears

Ismail Gafoor of PropNex, states that “Grand Dunman preview’s sales figures push the development to be the best-selling project of 2023. As a mega-project with over a thousand units, it gives potential homeowners a wider range of unit types and sizes to choose from.”

According to Mark Yip, CEO of Huttons Asia, Grand Dunman is the best-selling property since the 1,862-unit Normanton Park sold around 600 homes on its debut weekend in January 2021. “This push Grand Dunman condo to be the best-selling development in 2.5 years,” he says.

According to Yip, “Grand Dunman generated much buzz on its preview weekend, attracting about 10,000 visitors,” as it is the only big-project launch in 2023 that has more than 1000 units.

 

Amenities near Grand Dunman Condo

The two-minute walk to the Dakota MRT station on the Circle Line is another selling point for Grand Dunman, both to owner-occupants and investors. Investors may rest easy knowing that their property will be in demand, and purchasers like the proximity to amenities, according to Gafoor.

According to Ken Low, managing partner of SRI, the central business district, the Old Airport Road Food Centre, the Katong cultural area, and the renowned Kong Hwa School are all within a mile of Grand Dunman.

“The strong sales at Grand Dunman over the weekend had a spillover effect on the two other projects in District 15 launched earlier this year: Tembusu Grand in April and The Continuum in May,” Low says.

According to Marcus Chu of ERA Singapore, the most sought after units at Grand Dunman are the south-facing ones that face out over the East Coast Park and the sea, as well as the famous private landed estate of Mountbatten and Meyer region.
