J’den, the exciting transformation of the former JCube mall, heralds a groundbreaking era in Jurong Gateway, marking the first new project launch in over a decade. CapitaLand Development (CLD), the pioneering force behind this redevelopment, recently announced their provisional permission from the Urban Redevelopment Authority (URA) to transform JCube into a spectacular 40-storey tower. This architectural marvel boasts commercial space on the first two storeys, while the uppermost 38 floors house 368 splendid apartments.
Anticipation builds as J’den is set to make its debut on October 28, with sales bookings scheduled to commence on November 11. The starting prices for these luxurious units are an attractive $2,100 per square foot.
Strategic Location at Jden

What sets J’den apart is not just its exquisite design but its strategic location in Jurong Gateway. This development aligns seamlessly with the government’s ambitious vision for Jurong Lake District (JLD), as it aims to evolve into Singapore’s largest business district outside the central area, complete with new homes, businesses, recreational facilities, and amenities.
The commitment to transform JLD is unmistakable, with the Urban Redevelopment Authority (URA) launching a tender for a 6.5-hectare white site in June 2023, destined for a master developer. In addition, the revival of the high-speed railway plans by the Malaysian government, including the possibility of a terminus in Jurong East, underscores the region’s significance.
Well Connected by Public Transports
Connectivity is a key advantage for J’den. Direct access to Jurong East MRT Station, as well as neighboring landmarks like Westgate and IMM Building through J-Walk, a covered elevated pedestrian network, makes it exceptionally convenient. Furthermore, Jurong East MRT Station, already an interchange station for the East-West and North-South Lines, is poised to serve the Jurong Region Line by 2028, with the Cross Island Line Phase 2 planned for 2032.
The upcoming Jurong East Integrated Transport Hub, featuring an air-conditioned bus interchange, a public library, a community club, a sports center, and commercial spaces, will enhance the overall accessibility of J’den. Expected to be completed in 2027, it will open up seamless public transport connectivity to the Central Business District (CBD), Jurong Innovation District, Changi Airport, and Tuas Port.

Tallest Residential Development at JLD

Standing at an impressive 150 meters, J’den is set to become the tallest residential tower in JLD. Inspired by the neighboring Jurong Lake Gardens, it’s been envisioned as a “vertical gallery” by Surbana Jurong, the design and project architect. Residents can look forward to mesmerizing views, with units primarily north-south facing, offering glimpses of Jurong Lake Gardens or the city.
Unit options range from one to four bedrooms, with some premium units featuring private lifts and top-of-the-line Miele kitchen appliances. The development places a strong emphasis on sustainability and has set its sights on obtaining the Building and Construction Authority (BCA) Green Mark Platinum rating, along with three sustainability badges.
Only Mixed Use Development at Jurong East

The last decade has seen limited new residential projects in Jurong Gateway, with J Gateway being the last significant launch in 2013. It’s clear that the evolving landscape, coupled with J’den’s unique mixed-use design and exceptional connectivity, is set to generate significant interest.
Eugene Lim of ERA predicts an average launch price of around $2,500 per square foot for J’den, citing its status as the only mixed-use development in Jurong East, poised to meet the demand for rental properties in the area.

Some of the last launches until the end of 2023 include J’den and Hillock Green, according to Lim. He notes that some purchasers have put off buying a property until after these impending project debuts. However, some purchasers are more cautious and could take longer to weigh their alternatives in light of the high interest rate environment and a worse economic outlook.
