Developer Guocoland aspire to reshape the placid atmosphere of Sims Drive Area through its Sims Urban Oasis Project. This major breakthrough development will accentuate the 1,042-unit development within the prime area of industrial buildings and Housing Board flats. Mr. Cheng Hsing Yoa, the Managing Director of Guocoland Singapore cited that they are interested in projects of a certain scale, where they believe they can have an impact on environment. He further expressed that pricing is still not confirmed but that the units will comprise of one to five bedrooms which will soon be “launch ready” relative to market conditions.
This promising project will boost a substantial size that is exuberant to accommodate cutting-edge amenities such as the Skypark on the 19th storey that will bestow a magnificent view of the Marina Bay. Goucoland also expressed its intention to have four clusters of homes which will include mix units of compact suites and small home office units to accommodate different types of prospect multigenerational home owners. Its estimated date of vacant possession is foreseen in June 2020.
In April, Goucoland bought the massive 2.4ha site with a 99-year leasehold in the amount of $530.9 million or $688 per sq ft per plot ratio. According to experts, an estimate of break-even prices will range from $1,090 psf to $1,130 psf. The sales is further estimated to be at $1,220 psf to $1,300 psf.
Mr. Cheng acknowledged that the prime location of the area is the key selling point of the project. It is just a minute-walk to Aljunied MRT Station and a few-minute drive to the the distinguished Sports Hub and Central Business District. The entire stretch of Sims Drive is likened to Tiong Bahru in its early days.
Mr. Cheng divulge that the presence of cafes and organic restaurants in the vicinity such as the Cafe Melba and Loysel’s Toy will further exhilarate the atmosphere of Sims Drive. This “broader appeal” to the market is an embarkation from its previous project- Clermont Residence at Tanjong Pagar Centre, Goodwood Residence in Newton and Leedon Residence in Leedon Heights which were all completed last year. It is of great pride to reveal that the company sold 15 units of the 181-unit Clermont Residence at the end of October, 158 at the 210-unit Goodwood Residence and 145 at the 381-unit Leedon Residence.
Tre Residences is another new project nearby that is nestled at the serene district of Geylang East Avenue 1.
