Generations @ Tannery is attracting growing attention as its preview period continues ahead of the official launch on July 17. The upcoming 12-storey freehold Grade-A B1 industrial development has welcomed a steady stream of prospective buyers since its sales gallery opened on July 1, with interest coming from both owner-occupiers and investors. Early enquiries have already translated into expressions of interest, highlighting demand for premium industrial properties in Singapore.

Developed by Providence Estates, the project replaces the former City Industrial Building at 71 Tannery Lane, transforming a long-standing industrial site into a contemporary business development. The developer has placed considerable emphasis on creating a workplace that differs from traditional industrial buildings by combining modern architecture with premium specifications and thoughtfully designed shared spaces.

Generations @ Tannery has been designed to provide businesses with a higher standard of industrial accommodation. Visitors to the sales gallery have noted the spacious arrival experience, elegant lobby finishes, and high-capacity lifts that serve every level of the building. According to the developer, part of the project’s saleable area was intentionally allocated to create wider common spaces and enhanced amenities that improve the overall user experience.

The development will comprise 54 strata-titled production units, with sizes ranging from approximately 1,658 to 2,695 square feet. Many of the units feature generous ceiling heights, allowing owners the flexibility to add mezzanine levels if required. This design approach gives businesses greater freedom to customise their workspace as operational needs evolve.

Adding further flexibility, selected units are offered in a dual-key configuration. These layouts allow owners to occupy one section while leasing the other, creating opportunities for both operational use and rental income. Several exclusive units also feature private lift access, while a limited number of second-floor “Towkay” units provide direct vehicular access, making them particularly attractive to businesses with frequent loading and unloading requirements.

Community-Focused Vision for the Future

In addition to production units, Generations @ Tannery will include five canteen units on the ground floor. These commercial spaces have attracted strong interest due to their visibility and potential customer base. Buyers believe the canteens could benefit from both the existing industrial workforce and the future residential population as new housing developments are completed in the surrounding neighbourhood.

Beyond providing industrial space, Providence Estates envisions Generations @ Tannery as a collaborative business community where companies from different industries can operate under one roof. The development is expected to accommodate businesses such as technology firms, creative studios, media companies, logistics operators, e-commerce businesses, co-working providers, and other enterprises permitted under B1 industrial zoning.

The Generations @ Tannery project is supposed to be finished by 2029. This is a beginning for the Tannery Lane area which has been around for a long time. Generations @ Tannery is trying to do something by offering people a chance to own their units having high quality offices and making the spaces flexible so they can be used in different ways. The people behind Generations @ Tannery want to create a community. They want Generations @ Tannery to be the example of what industrial property should be like in Singapore. They also want to make sure that Generations @ Tannery meets the needs of businesses today. The Generations @ Tannery project is really, about building a community and helping businesses in Singapore.
