
Sim Lian Group said that sales of the 846-unit Emerald of Katong will begin on Nov 16 and that it would first show it on Nov 1. Located on Jalan Tembusu, off Tanjong Katong Road, the five-minute walk to Tanjong Katong MRT Station (on the Thomson East Coast Line) leads from the 99-year leasehold condo.
With sizes ranging from 484 square feet to 1,561 square feet, units range from one-bedroom plus-study to five-bedroom flats. Sim Lian says Emerald of Katong is released under the new gross floor space program where air conditioner ledges are not included in the stratum area, therefore optimising usage and efficiency.
“Our aim is to create a home where residents can experience maximum comfort, enhanced connectivity, and a sense of community in the modern Peranakan district of Katong, commented Kuik Sing Beng, executive director of Sim Lian Group.”
Emerald of Katong lies on Jalan Tembusu (Parcel B), a property Sim Lian paid $828.8 million or $1,069 psf per plot ratio in July last year.
The project is next to MCL Land and City Developments’ Tembusu Grand, which has 638-units. Launched in April last year, the 99-year leasehold condo sold 521 units (82%) at an average price of $2,459 psf to date.
