A one-bedroom unit at Leedon Green is for sale because the owner cannot pay the mortgage. The price they are asking for is $1.6 million. For a place like Leedon Green in District 10 this is a good price.

The unit is a one-bedroom unit it is probably around 474 feet. This is the size for a one-bedroom unit at Leedon Green. If we look at what people’re paying for one-bedroom units at Leedon Green now it is between $1.49 million and $1.7 million. So $1.6 million is right in the middle. If we calculate the price per foot it is about $3,376.

Leedon Green is a place. It is a condo that you can own forever at 26 to 38 Leedon Heights. It was built by MCL Land and Yanlord on the Tulip Garden site. The building was completed in 2023. Has 638 units. It is on a piece of land over 300,000 square feet. Leedon Green is close to Farrer Road MRT station you can walk there. It is also close, to Holland Village, Dempsey and Orchard you can drive there in five minutes.

Why this one is interesting is because mortgagee sales at Leedon Green are still quite rare. The project is relatively new, and most owners are still in their first holding cycle. One-bedders here are usually bought as investment units — tenanted to expats who want District 10 but don’t need a big space. Rental for a 1-bedder here is around $3,500 to $4,000 a month currently, so yield is still decent for a CCR freehold.

For buyers looking for an entry into Leedon Green, a mortgagee sale can sometimes be an opportunity. There’s no viewing usually, and sale is on an as-is basis, but you get a clean title and vacant possession on completion. No seller to negotiate with, it’s bank’s call.

The auction is expected to draw investors and even own-stay singles who want that Leedon Heights address without paying the usual $2M-plus for a 2-bedder. In today’s market where new launch one-bedders in Outside Central Region are already crossing $1.5M, a District 10 freehold at $1.6M guide does look quite compelling on paper.
