Buyer Stamp Duty Overview
Any property purchaser buying any property in Singapore have to pay Buyer Stamp Duty (BSD) or Additional Buyer Stamp Duty (ABSD) if applicable. Buyer Stamp Duty is based on the property purchase price or property market value (whichever is higher).
In the event of any cash back, rebate or any sort of cash discount given to the purchaser upon execution of the document, the original price and final nett price of the property has to be declared for property taxation. Other form of benefits like those non cash benefit like furniture vouchers will not be applicable.
Property Purchase through Collective Sales
For properties that are being sold collectively to a single purchaser, computation of the Stamp Duty will be based on the total purchase price of the properties if
- the multiple properties have a single contract or
- when the properties purchase are conditional and dependent on each other.
Single Contract for Multiple Properties Stamp Duty
For multiple properties signed on a single contract for collective sales together with each individual property purchase documents, the stamp duty will be computed based on the single contract total purchase price.

Buyer Stamp duty Rates and Computation
Buyer Stamp Duty (BSD) is calculated accordingly to the market value or the purchase price of the mentioned property, which is higher.
Before 20 Feb 2018, the buyer stamp duty was up to 3%. Thereafter, there are differences for stamp duty between non residential and residential properties. For residential properties, the stamp duty rate will be up to 4%.
There will be Additional Buyer Stamp Duty for Singapore Citizen or Singapore Permanent Resident owning 2 or more properties, or purchasers buying under foreigner name or entity.
