About Bagnall Court Collective Sales
Located on Upper East Coast Road, the 43-unit freehold condo building known as Bagnall Court was recently sold for $115.28 million to a consortium led by Roxy Pacific. Land rate of $1,106 psf ppr plus 8% bonus GFA is included in the asking price (GFA). JLL acted as the transaction broker, while Dentons Rodyk advised the sellers.
According to Tan Hong Boon, JLL’s executive director, “the site was sold in a private treaty period after the tender close in October 2022.” There is no land improvement fee and a GPR (gross plot ratio) of 1.4904 for the development baseline area.
Tan continues, “We anticipate strong take-up of the residential units for this new development at Bagnall Court due to the large crowd that attended the Sceneca Residences preview on January 1 as well as the low supply of new freehold units within the Bedok planning area and excellent connectivity.”
This property represents the year’s first collective sale. Collective sale bids for Manhattan House, Lakeside Towers, Shenton House, and Horizon Towers are being released by JLL this month and next.
Potential of the Site
The 69,563 square foot lot has a GPR of 1.4 and can accommodate five stories of construction according the 2019 Master Plan. A residential complex with 106 units, each at least 85 square meters in size, may be built on the land.
Just five minutes away from Bagnall Court is the soon-to-open MRT interchange station at Sungei Bedok, which will connect the Thomson-East Coast with Downtown Lines. It is anticipated that the MRT station would open in 2024. Under URA’s revitalization plan, the area around Bagnall Court will be completely revamped, with brand new roads and easy access to the East Coast Park.
URA’s revitalization plan for the area around Bagnall Court and extending to the Bayshore Road precinct includes the construction of new roadways connecting to the East Coast Parkway, a new transit hub, new public and private housing units, and numerous facilities and services.
