Aurelle of Tampines Hero

Sim Lian Group said that on February 22 its executive condo (EC) Aurelle of Tampines will open for e-application. Tampines Street 62 in Tampines North has the 760-unit EC. It marks the first new EC project starting in 2025.

With the Tampines North MRT Station (on the Cross Island Line scheduled to open in 2030), air-conditioned bus interchange, integrated with the mixed-use development, ParkTown Mall, Community Club, Hawker Centre and ParkTown Residence just five-minute walk from Aurelle of Tampines. ParkTown Residence, with 1,093 units, will formally be put on sale on February 22.

Comprising fourteen 14-storey apartment units on a 301,391 square foot land area, the EC project Sim Lian claims that rising families and young professionals should find the units appealing. They thus comprise a combination of three- to five-bedroom apartments.

For a three-bedder from 840 sq ft, prices range from $1. 417 million ($1,686 psf); for a four-bedder from 1,023 sq ft, from $1.689 million ($1,656 psf); and for a five-bedder of 1,356 sq ft from $2.258 million ($1,665 psf).

Next door to Aurelle of Tampines is the 618-unit EC Tenet by joint developers Qingjian Realty and Santarli Realty. Launched in December 2022, the property has sold 617 units at an average price of $1,385 psf. With concessions included, the highest transacted price on a psf basis was for a 1,367 square foot apartment sold for $2.26 million or $1,651 psf in December.

Aurelle of Tampines will start e-applications on February 22 and finish on March 4. Sales booking start on March 8. ERA, Huttons, OrangeTee and PropNex are the designated marketing agents.

Under the current EC rules, just 30% of the project is offered to second-timers; 70% of the project must be set aside for first-time buyers.
