ZACD International has purchased three contiguous three-story residential properties at 2, 4, and 6 Mount Emily Road in a collective deal for $18 million. It’s the year’s first group sale.
The freehold properties in Emily Road include a total site area of 5,549 square feet, with a total floor space of 16,138 square feet. The site is designated for residential development with a plot ratio of 2.1 under Master Plan 2019. Based on the current gross floor space, the $18 million transaction price equates to $1,115 per square foot. The deal marks the year’s first collective sale.
The properties at 2, 4, and 6 Mount Emily Road is conveniently located near the CBD and Orchard Road. The property is 200 meters from the Little India MRT interchange station.
“Due to its outstanding location and manageable size, the tender drew a lot of interest from developers and investors. According to Swee Shou Fern, executive director of investment advice at Edmund Tie & Company, “the 100 percent owners’ permission also offered the developer security in the sale completion schedule.”
The properties at 2, 4, and 6 Mount Emily Road was first listed in June of last year with a reference price of $24 million ($1,485 psf on a gross floor area basis).
