Marina Gardens Residences will be the first condo to be built in Marina South. The tender for Marina Gardens Residences will start in December 2023. The Marina South precinct was first shown in the 2013 Draft Master Plan. It is next to Gardens by the Bay and looks out over the Marina Reservoir and the Straits of Singapore.
The plan is for the precinct to be environmentally friendly and car-light, with more than 10,000 housing units and a mix of retail, office, recreation, and hotel uses.
It was also said that the piece of land on Marina Gardens Lane is next to Gardens by the Bay and will have a direct link to the Marina South MRT station.
The 45 ha Marina South precinct looks out over the Straits of Singapore and Marina Reservoir. It will have a mix of retail, office, hotel, and residential uses that can lead to more than 10,000 homes.
Steven Tan, of OrangeTee & Tie, said, “Developers who purchase this site at Marina Gardens Lane will have the first-mover advantage in the precinct’s development because it is the first residential site out of five sites along the same stretch.”
But the large site and the possibility of spending more than S$1 billion could mean that only a few developers are interested, says Lee Sze Teck, Huttons Asia.

Singapore Straits
The Singapore Strait is a narrow waterway that runs from the Strait of Malacca in the west to the South China Sea in the east. It is 113 km long (70 mi) and 19 km wide (12 mi). The Indonesian Riau Islands are to the south of the channel, and Singapore is to the north. Along the strait, they share a sea border.
It has Keppel Harbour and a lot of little islands. The strait is very busy because it is the only deep-water way to get to the Port of Singapore. Every day, about 2,000 commercial ships pass through the waters. [3] Because of how deep the Singapore Strait is, ships that go through the Straits of Malacca and the Malacca max ship class can only have a certain amount of water in their hulls.
