Landed Property Transactions up on Pent Up Demand

Having decline over the past 15 quarters, Landed Property has since see a pick up in transactions with more than 1,500 units transacted just in the first 10 months on this year in 2017. This is 50% more as compared to that in 2016 with 1,009 transacted in 2016, which is the best in the last 5 years. There a total of 1,513 landed sold in the first 10 months of this year.

This pent up demand is also in line accordingly to recovery to the entire residential market. Many buyers who are sitting on the fence are entering the market as properties has fallen to attractive level as many positive news enter the market such as improve sales transaction, record land prices and also the influx of buyers on the market with all the increase in enbloc sales going on.

Prices has stabilised in July and August and is likely to pick up in 3rd and 4th quarter this year and continue to rise in 2018.

Demand for landed property always rank high in Singapore as landed housing are relatively scare. Coupled with prices stabilising, many who are waiting on the sideline are now entering the market.

Landed Housing has post bigger decline as compared to private condominium before prices trend up in 3rd quarter this year. Price should continue to increase going into 2018. Some current seller on the market has also since adjusted their prices upwards.
