Will there be oversupply at Tanah Merah area? With Grandeur Park Residences on board, it will be the fifth condominium launched over the past 8 years at Tanah Merah. The first being Optima @ Tanah Merah in 2011, follow by Urban Vista, Eco and The Glades. All has TOP as of November 2016, except The Glades which will TOP in 2017. With all these newly launched, units over there easily cross 2000 units. Will it be sustainable?
Firstly, the fact that past 3 projects being fully sold namely, Optima, Urban Vista and Eco proof that this area is highly sought after by investors as well as home owners for own stay due to its proximity to MRT Station and it being a mature estate with numerous amenities and supermarket all in close proximity. The Glades though still selling, has been selling well with sales happening every month. Eastern region condominium highly sought after by those in airline like Pilot, air stewardwess.
Secondly, from an investor perspective, will it be easily to rent with good rental yield with more than 2000 units at that area? Average rental yield in that proximity is about $3.50 as of November 2016 with Urban Vista hitting $4.27 psf being it as the latest development TOP.
