Opposite Bukit Timah Link site is another GLS plot at Jalan Anak Bukit that was awarded to a partnership between Sino Group and Far East Organization in August 2021 for $1.028 billion, or $989 psf per plot ratio. In the future, Jalan Anak Bukit will be turned into a mixed-use project with a transportation hub.

Lee Sze Teck from Huttons Asia thinks that small and medium-sized developers will be interested in the Bukit Timah Link site because it is small and will sell for “a very palatable sum below $200 million.” He thinks there will be up to 10 bidders, and the highest bid will be between $1,200 and $1,300 psf ppr.

The mixed-use property at this Jalan Anak Bukit site has about 700 residential units, and could potentially compete with the Bukit Timah Link plot upcoming condo. “This might make some developers think twice about putting in a bid for this site,” he says.

Still, he points out that other similar condos coming up in the area, such as Verdale, Mayfair Gardens, Forett at Bukit Timah and Mayfair Modern, are either sold out or very close to being sold out. “So, the good news for people who might want to bid on this site is that the nearby condo projects that have already opened won’t be a problem when the new project opens, likely in the first half of 2024,” he says.

Mak thinks that between six and nine developers will bid on the site, and the highest bid will be between $1,365 and $1,408 psf ppr.

The Land Parcel is at the corner of Jalan Jurong Kechil and Jalan Anak Bukit, in the Beauty World precinct. The Beauty World precinct has changed from a local village center to an urban village with 2-story shophouses along Cheong Chin Nam Road, Chun Tin Road, and Jalan Jurong Kechil, as well as shopping centers along Upper Bukit Timah Road. Today, the area is close to Beauty World MRT Station and has many shops, restaurants, and other places to eat and drink.

As part of the full cycling network, cycling paths will be added to connect the area to the existing Park Connector Network and Rail Corridor.

With Bukit Timah Hill and the upcoming nature-based projects as a backdrop, the proposed development is planned to have lush landscaping to add to the overall feeling of greenery in the area.

The revitalization of Beauty World will be done gradually through both public and private development projects, such as the new Bukit Timah Community Building, The Linq @ Beauty World and the Jalan Anak Bukit Integrated Transport Hub.
