As of November 2016, Alex Residences transactions was the highest with an average psf at $1,917psf, with the highest transaction for the month at $2,080psf. Our Personal Review
Will there be oversupply at Redhill area? With upcoming Artra mixed development, this will the the 8th development in this redhill private enclave in the last 10 years that consists of Metropolitan, Ascentia Sky, Echelon, Alex Residences, The Crest, Principal Garden and Mon Jervois. Metropolitan, Echelon, Ascentia Sky and Mon Jervois has since TOP, while Alex Residences, The Crest and Principal Garden will TOP within the next 2 years. Once all these development TOP, there will be more than 3,000 units here at redhill enclave. Will this be sustainable?
Firstly, this area at Alexandra View is highly sought after from the fact that Metropolitan, Ascentia Sky and Echelon was fully due due to its proximity to Redhill MRT Station. Alex Residences is an interesting development thas has been selling every month and have survive all the cooling measures. Most of the lower floor units at Alex Residences has been taken up.
Secondly, will the rental be enough to cover the mortgage loan with tenant so spoilt for choices here? As seen from Echelon transaction with average about $6psf. Transaction here is still healthy here probably due to its city fringe location and proximity to redhill MRT station. A trip to shenton way, Biopolis and fusionpolis is just few MRT rides away. With most business and MNCs heading to Biopolis an Fusionpolis at Bouna Vista, this will certainly add on to tenant market.
Conclusion: We recommend a Buy Status for Artra due to its strategic location and distance to Redhill MRT Station. Though there are other developments nearby, however as the chinese saying "Save the Best for the Last". The Crest, Principal Garden and Mervois which is about 10 minutes walk to Redhill MRT station will probably not be a competitor to Artra. Artra is the nearest to Redhill MRT as you can get.
With Bouna Vista becoming a Business Hub with all the Biopolis and Fusionpolis and also distance to Central Business District, Redhill Area will be highly sought after for tenants looking for a city fringe location.
