The Amerald Studio freehold residential site on Haig Road, which had 24 apartments in a 4-story building, was sold for S$49.3 million, which was more than what the owners had asked for, which was S$48 million, said Colliers, the sole marketing agent.

With a gross plot ratio of 1.4, the 27,389-square-foot site has a land rate of S$1,286 per square foot per plot ratio. No development charge is payable.

Nanshan Group, which has worked on projects like Stirling Residences and Thomson Impressions, put in the winning bid.

The redevelopment site is a square plot on a corner that faces both Haig Road and Seraya Lane.

“This site has gotten a lot of attention because it is a unique enclave in a good spot,” said John Bin, director of capital markets and investment services at Colliers Singapore. He also said that the property had been shown to a number of potential bidders.

“In the end, we were able to get a price that was above the owners’ reserve price.”

The sale will happen if the Strata Titles Board agrees to it.

 

Potential of the Site

Colliers says that the 4-story site could be turned into 35 units, each of which would be about 1,100 sq ft, if the proper authorities gave their permission. Colliers also said that there are no development fees to pay on the property.

John Bin, of Colliers Singapore, said, “This site offers an attractive chance for developers to build a boutique development in a quiet, exclusive area close to major services.”

The Amerald Studio is at the corner of Seraya Lane and Haig Road. You can get to it from the Kallang-Paya Lebar Expressway (KPE), Mountbatten Road, Tanjong Katong Road, and the East Coast Parkway (ECP).

Schools like Tanjong Katong Girls’ School, Chung Cheng High School, Canadian International School and Tanjong Katong Primary School, Haig Girls’ School, are all within 1 kilometer of the property. It is also close to places to have fun like I12 Katong, Kinex, Dunman Food Centre, Parkway Parade, and East Coast Park.

It is close to I12 Katong, and Paya Lebar Commercial Hub, Katong Shopping Centre, as well as schools like Tanjong Katong Girls’ School, Haig Girls’ School, Chung Cheng High School, Canadian International School and Tanjong Katong Primary School.

Tanjong Katong Road, the Kallang-Paya Lebar Expressway, Mountbatten Road, and the East Coast Parkway can all be used to get to the site.
