Dorset Gardens is one of those upcoming launches that people have been quietly watching for a while. It’s a 99-year leasehold condominium with 425 residences, spread across two 28-storey towers. The whole thing sits on a site of about 10,399 sqm, which gives it enough scale to feel like a proper private estate without being overly dense. Launch is expected in the first half of 2027.
What really stands out is who is behind it. The project is developed by United Venture Development (2022) Pte. Ltd., which is a joint venture between UOL Group, Singapore Land Group and Kheng Leong Company. It’s not a single developer trying to do everything – it’s three names with very different strengths pooling together, with UOL holding 60% and the other two 20% each.

UOL Group doesn’t really need much introduction. Anyone who’s followed Singapore property for the last few decades would know their track record. Listed company, portfolio that covers residential, commercial and hospitality, and they own Pan Pacific Hotels Group. Their projects tend to lean towards practical luxury – nothing too flashy, but the finishes last and the layouts actually make sense for real living.
Then you have Singapore Land Group, or SingLand. They’ve done a lot on both sides – building new projects and also managing big commercial assets. Names like The Clement Canopy and Meyer Blue are under them. Kheng Leong is interesting too, it started way back in 1949 as a spice trading business before moving into property. They’ve been behind more boutique, premium projects like Meyer House and 15 Holland Hill.

From a design perspective, the project was entrusted to P&T Consultants as architect, with TW-ASIA on structure and United Project Consultants on M&E. The approach seems to be about separating car movement from the living environment. There’s a basement plus a two-storey carpark, which frees up the ground level for actual landscaping and communal use rather than having cars cutting through.
That communal layer is where they seem to be putting effort. Plans include a swimming pool as a central focal point, plus a sky terrace and a suite of shared facilities. UOL has always placed a lot of emphasis on landscape, so the relationship between the two towers and the greenery isn’t just filler – it’s meant to create privacy pockets and actual places where people want to spend time, not just look at.

Inside, the details aren’t fully released yet, but based on how this consortium has done previous projects, expect contemporary finishes with an emphasis on storage and natural light. Smart-home features like digital locks, video intercom and app-based facility booking are now pretty standard for this segment, and it would be surprising if Dorset Gardens didn’t include them. The core idea seems to be straightforward, low-maintenance living.
In terms of timeline, the land was secured in a GLS tender for S$524.3 million, which worked out to around S$1,338 psf ppr. Nine bidders went for it at the time, so interest was clearly strong. Building permit came through in June 2026, with completion targeted for Q2 2030. That’s a typical lead time for a project of this size.
For a lot of buyers, the draw isn’t just about what you get on day one. It’s about how a well-built project by an experienced team holds up five or ten years down the road. Maintenance, management, resale appeal – those unsexy things matter more than a nice rendering. Dorset Gardens is positioning itself as that kind of long-term home rather than a short-term hype launch.
Dorset Gardens Location
![]()
Dorset Gardens sits right along Dorset Road in District 8, right in the heart of the Farrer Park neighbourhood. It’s one of those city-fringe spots that still feels like a proper residential enclave. The site itself is about 10,399 sqm and the address puts you in the Rest of Central Region, so you’re close to the core without having to pay a Core Central premium. For a lot of buyers, that balance is exactly what they’ve been waiting for in this area.
The biggest anchor here is Farrer Park MRT on the North East Line. It’s literally a 330 to 400-metre walk from the development – so about 4 to 5 minutes. From there you’re one stop to Little India where you can switch to the Downtown Line, and two stops to Dhoby Ghaut for the North-South and Circle Lines. That one line alone takes you straight to Clarke Quay, Chinatown, HarbourFront and Outram Park. For drivers, the Central Expressway and PIE are both easily accessible, so getting across the island doesn’t become a chore.
What makes Farrer Park work as a neighbourhood is how established it already is. You’ve got the heritage streets, but also everyday practicality. City Square Mall is connected to Farrer Park MRT Exit I, so errands and meals are easy to combine with the commute. And the area is going through a big rejuvenation – a large part of the former turf club land is being turned into new housing, a big central green, and an ActiveSG Sport Village with swimming and community facilities. So you’re buying into a mature area now, but one that’s getting a lot of new public investment over the next few years.

Nearby Amenities at Dorset Gardens
For daily needs, you honestly don’t have to go far. City Square Mall is the closest – it’s right at Farrer Park MRT Exit I, so supermarkets, restaurants, kids’ shops, cinema, everything is there. Then you have Mustafa Centre that runs 24 hours, Pek Kio Market & Food Centre and Tekka Centre for cheap local food, and Little India itself for a completely different mix of spices, fabric shops and eateries. The Balestier food stretch is also just down the road if you want bak kut teh and chicken rice options.
Families always ask about schools and healthcare, and that’s where this pocket is strong. Dorset Gardens is within 1km of St. Joseph’s Institution Junior and Hong Wen School according to UOL’s announcement – though as always, parents should check OneMap in the actual registration year because MOE measures it differently. Farrer Park Primary is also nearby. On the medical side, Farrer Park Hospital and Connexion are in the immediate neighbourhood, and KK Women’s and Children’s Hospital is close too. If you need specialists, Novena’s whole healthcare cluster – Tan Tock Seng, Mount Elizabeth Novena, NCID – is just a short drive away.

Dorset Gardens Floor Plan

Dorset Gardens is planned with 425 homes across two 28-storey blocks, and the mix is set from 1-bedroom to 5-bedroom units. So it covers a pretty wide range – from young professionals who want something low-maintenance, to couples, to larger families and even multi-generational households who need that extra room. The official breakdown hasn’t been fully released yet, but that’s the range the developer has guided.
What UOL and its partners usually do well is practical layout planning. For the smaller units, expect efficient cabinetry, integrated appliances and no wasted corridor space. For the bigger 3-bed and above, the relationship between kitchen, yard, household shelter and dining actually matters a lot for daily life, and that’s where they tend to spend time getting it right. Bedrooms are meant to fit real furniture – a bed, wardrobe, study desk – not just look good on paper.
Balconies, storage and natural light are also part of the conversation. The team has talked about layouts that prioritize ventilation and usable balcony space rather than just adding sqft for marketing. Final details like finishes and exact configurations will only be confirmed closer to launch when the official brochure and e-brochure drop, so it’s worth checking the showflat and the official floor plan set once it’s out.
