The 638-unit Tembusu Grand’s sales gallery will open for public preview on March 24. Sales are expected to begin on April 8. Tembusu Grand is a private condominium built by reputable developers City Developments Ltd (CDL) and MCL Land. It is located in the exclusive District 15 on a 210,622 square foot, 99-year leasehold property along Jalan Tembusu, right off Tanjong Katong Road.

Tembusu Grand is our first launch of the year, and we are excited to add another residential gem to the East Coast region following Amber Park, according to Sherman Kwek, CEO of CDL group. 592-unit, freehold Amber Park at Amber Gardens was introduced in 2019 and, according to caveats filed with URA Realis as of March 22, is 99.5% sold out.

Following the launch of Piccadilly Grand at Farrer Park last May, which is currently 87% sold, and Copen Grand executive condo at Tengah, which was completely sold out just within a month of its sales start in November, the latest project represents the third collaboration between the two developers.

Tembusu Grand Condo units are dispersed among four 20 and 21-story buildings with a north-south layout. There are several different types of flats, ranging in size from 527 square feet for one-bedroom with study to 1,711 square feet for five bedrooms. Moreover, there are two 2,691 square foot 5-bedroom penthouses.

A one-bedroom with study costs $1.248 million ($2,368 psf), a two-bedroom costs $1.548 million ($2,321 psf), a three-bedroom costs $2.278 million ($2,301 psf), a four-bedroom costs $3.288 million ($2,296 psf), and a five-bedroom unit costs $4.028 million ($2,354 psf).

Tembusu Grand has a variety of unit types to accommodate various lifestyles, according to Kwek.
