About Tampines Avenue 11 Mixed-Use Site

Analysts say that a 5.07ha mixed-use mega site on Tampines Avenue 11 is one of the focus of the government land sales (GLS) program and will possibly evaluate developers’ desire for mega sites.

Mr. Ong Teck Hui, at JLL, said that the site could have 1,190 residential units and 14,000 sq m of commercial space. This would make it a major development in the Tampines North area, with private housing and amenities.

Large developers or groups of developers who want to get into the suburban retail market could be interested.

Mr. Wong Xian Yang, at Cushman & Wakefield, said that because the site is near the new Tampines North MRT station, it will likely get a lot of foot traffic from the many HDB projects in the area.

Mr. Steven Tan, the CEO of OrangeTee & Tie, thinks there will be a lot of interest because the nearby Treasure at Tampines was a big hit when it went on sale in 2019 and there is a lot of demand from HDB upgraders.

But the fact that government closure for mega site at Dunman Road was met with a bit of a cold response could be a turnoff, Mr. Ong said.

“But since the launch is expected to happen in December, it remains to be seen if attitudes and demand for large sites will have changed by then,” he said.

About 1 km away is the Pasir Ris MRT station and the future Pasir Ris central integrated transport hub. Tampines Avenue 11 New Condo is in the middle of the city. When the Tampines North MRT station is ready, it will make it easier for people to get around.

The CRL will be built in three stages, and the Tampines North station is part of Phase 1, which will have 12 stations from Aviation Park to Bright Hill, including Tampines North.

Residents can get to the North-East Line through the Hougang MRT station and the East-West Line through the Pasir Ris MRT station.

When the Integrated Transport Hub is finished, people will be able to take different kinds of buses to all parts of Singapore.

 

Potential of the SIte

Lee Sze Teck, the senior director of research for Huttons Asia, said that in the Tampines North area, there are at least seven unfinished Build-to-Order projects and one EC project.

“There aren’t enough services like malls in the area to meet the needs of future residents,” he said. “The mixed-use site will bring much-needed services to the area.”

The Tampines site will have a bus station, a community club, and a hawker center all in one place.

Mr. Lee thinks that the top bid will be more than $1 billion, or $1,000 per square foot per year.
