industrial propertySingapore’s leasing activity in industrial property market climb but sales for strata-titled properties remained sluggish in the second quarter of 2015, Colliers International reported.

According to URA’s Real Estate Information System (REALIS) records on caveats lodged as of 1 July 2015, a record of 836 leasing were covered last May. The record shows an increased from 756 for the month of April and 651 in March.

The continuous demand from growing industries contributes to the increase, which includes companies and data centres engaged in producing high-tech products.

For strata-titled industrial property market, sales remained weak in 2nd quarter of 2015 since the soft buying sentiment continued for another quarter. URA proved that the number of caveats filed in Q1 2015 lessened from 220 to 206.

The activity of soft market is due to the Total Debt Servicing Ratio (TDSR) framework of government, plus the concerns over the expected hike of interest rate and anticipation of the approaching price correction of buyers.

Furthermore, sales of units for strata-titled industrial property seems to remain slow in second half of 2015 since transaction parties cannot reach an accordance on the selling price.
