The Singapore authority forgets the common practice of announcing sensitive news every Fridays when it presented the newest set of cooling measures last July 05, Thursday, hardly giving the chance for the market to analyze and weigh things out.

Szeto stressed that the new housing loan maximum yields a  first-time purchaser fork out five percent cash add-ons as a downpayment of the property they plan to acquire.

He expects for the public to buy this “system” especially for the newly launch developments as much as the resale ones, as long as the asking prices ignite a momentum following the four years consecutive flat-lining.

However, the recent set of ABSD rate increases hits the highest. Szeto strongly believes that the latest 25 percent Additional Buyers Stamp Duty payable by business entities, which includes real estate developer, will melt down developers enthusiasm in buying en bloc areas redevelopment. 

Last previous months, long before the cooling measure rule takes effect, Singaporean or Singapore- based developers were already known for its being choosy in areas to buy and seems conservative with prices bids, he further added.
