Lew Mansions enbloc to local developers for $17 million

Lew Mansion – Robin Development, which represents an unidentified group of local property developers, has purchased a freehold development at 6A/B/C Robin Drive for $17 million.

When the 10,245 sq ft site was initially put up for sale in an open tender in December 2020, Edmund Tie was the only marketing agent.

The property was sold in March of this year, and the whole transaction was finalized on July 5. The selling price represents a per plot ratio land rate of $1,454 psf.

 

 

Former Lew Mansion Condo Location

The Lew Mansion location is near to the Downtown Line’s Stevens MRT Station which is also at close proximity with Giverny Condo, a new residential building with low-rise buildings built by the well-known developer Lian Huat. This freehold building has a total of 1 apartment block. The building is five stories tall and has 13 units in total. However when Stevens MRT Station is linked to the Thomson-East Coast Line in 2022, it will become an interchange. The property is surrounded by amenities such as leisure clubs, stores, and restaurants. Singapore Chinese Girls’ School and Anglo-Chinese School are two nearby institutions (Primary).

“Due to its excellent location and bite-sized quantity, the tender drew a lot of interest from both investors and developers,” says Edmund Tie’s Swee Shou Fern, executive director, investment advice.

 

Potential of the Site

The Lew Mansion’s development’s regularly shaped plot is designated “residential” under the 2019 Master Plan, with a gross plot ratio of 1.4.

Based on an average unit size of 100 sq m, the property may be converted into a new upscale boutique complex with up to 13 units (1,076 sq ft).
