From April 30 to May 8, a unit at the ultra-luxurious condo Les Maisons Nassim sold for the most money per square foot. The developer, Hong Kong-listed Shun Tak Holdings, sold a four-bedroom, 6,092-square-foot unit on the first floor for $37 million, or $6,073 per square foot (psf), on May 5. It is the transaction with the highest price per square foot (psf) for the building so far this year.
This is also the second-highest price per square foot (psf) that has ever been paid for a unit at the freehold development. The larger of the property’s two penthouses, which was 12,077 square feet, sold for $6,210 per square foot, or $75 million, in October of last year.
Les Maisons Nassim is a low-rise building with only 14 units. It is made up of three five-story blocks. The development is on a 66,452 sq ft prime freehold site in the prestigious Nassim Road area. The project and Park Nova by Shun Tak Holdings luxury apartment building at the corner of Tomlinson Road and Orchard Boulevard, went on sale in May of last year.
Units at Les Maisons Nassim are between 6,049 and 12,077 square feet and have between four and five bedrooms. According to the reservations, 10 of the 14 units have been sold. The project is expected to be finished in the first half of 2023.
A four-bedroom, 2,885-square-foot unit in Ardmore Park sold for $12.23 million ($4,240 psf) on May 5. This was a new psf price high for the area. This is the first time Ardmore Park has sold for more than $4,000 psf, which is a new record for the development.
The apartment that was sold is on the 26th floor. It was bought in April 2019 for $9.5 million ($3.293 per square foot), so the seller made $2.73 million.
Ardmore Park is a high-end project that was finished in 2001 and has freehold ownership. The building project was finished in 2001 and has three 30-story blocks. The 330-unit building has four-bedroom units that are usually 2,885 square feet and six duplex penthouses that are 8,740 square feet.
Ardmore Park is part of the Ardmore-Draycott enclave, which is also called Singapore’s “billionaire belt.” It is near Draycott Park and Draycott Drive. Tanglin Club, American Club, and the best shopping area, Orchard Road, are all close by.
Fulcrum, where a 678 sq ft unit on the 21st floor sold for $1.8 million or $2,654 psf on May 4, set a new psf price high. The psf price for the deal is the highest it has ever been for the development. The unit that was sold was bought in October 2012 for $1.61 million ($2,374 psf).
Fulcrum is a freehold condo by CEL Development. It is on Ford Road, near Mountbatten Road, in a very good part of District 15. It was finished in 2016 and has a 24-story residential tower with 128 apartments.
