JVA Venture Pte Ltd has won the tender for the collective sale of the GS Building located at 16, 18, and 20 Lorong Ampas for S$67 million.
Now, a three-story industrial structure with 18 strata flats occupies the freehold property. The Strata Titles Board’s approval is not necessary since all the owners have agreed to the collective sale.
The square-shaped lot is situated in a prime location next to the picturesque Whampoa River and Whampoa Park Connector. Around 3,426.7 square meters of land space may be found here (36,885 sq ft).

The GS Building is situated in the well-known Balestier Road district, close to the city limits and home to several restaurants and shops. Zhongshan Mall, United Square, Velocity, and the many medical facilities of Health City Novena are just few of the many convenient locations in the area. The Central Business Area and Orchard Road are just a short drive apart, and the location is conveniently located near both of them through the Central and Pan-Island Expressways.
Potential of the Site
The location is designated as “Business 1” with a plot ratio of 2.5 in the 2019 Master Plan. Land rezoning to “Residential” at a plot ratio of 2.8 is also an option, if permitted by the relevant authorities.
Ms. Swee Shou Fern of Edmund Tie, says, “Due to limited future supply, logistics and industrial assets, particularly those which are in strategically located locations such as GS Building, will keep going to see strong interest from developers and investors, and business owners.” The property has received a number of offers because of its potential for redevelopment into a high-rise residential building.
