Sales of the first tower of the freehold luxury property Perfect Ten, developed by a subsidiary of Hong Kong-based CK Asset Holdings, have been overwhelming, so on September 10 the developer will debut 55 apartments of the second tower, which will have 115 units.
The 55 units will be issued at prices between $2.1 and $2.5 million for two-bedroom flats and $3.5 and $4.1 million for three-bedroom units in order to fulfill demand in the face of a lack of fresh launches in the premium neighborhood.
CK Asset, founded by Hong Kong entrepreneur Li Ka Shing, manages a sizable portfolio in the region and is also heavily involved in Singapore and the United Kingdom.
It has also worked on the Stars of Kovan development on Upper Serangoon Road, as well as Cairnhill Crest, and, together with Hongkong Land and Keppel Land, the One Raffles Quay and Marina Bay Financial Centre in Singapore.
The first 115-unit tower of the 230-unit Perfect Ten condo, launched in December 2021, has already sold 83%, or 96 apartments, for a total sales volume of $285 million. There are 96 total units, 46 of which are three-bedroom homes that have sold for an average of $4.2 million each.
The average price for a two-bedroom apartment there was $2.08 million. Prices for its two- and three-bedroom units were $3,000 per square foot (psf).
Eighty-seven percent or more of purchasers are citizens or permanent residents of the country.
Chief Operating Officer of CK Assets Justin Chiu stated: “Families with small children make up a significant portion of our clientele. One of Perfect Ten’s major selling points is its location near highly regarded educational institutions, making it a very desirable development in Singapore.”
Anglo-Chinese School (Barker Road) and Singapore Chinese Girls’ School are two examples.
From Balmoral Plaza, it’s a quick five-minute stroll to the location.
With European names like Miele, Villeroy & Boch, Gaggenau, Duravit, and Hansgrohe, the new tower’s fixtures and appliances are sure to wow.
Private lift lobbies are standard in all three-bedroom apartments and some two-bedroom apartments.
A 50-meter infinity pool with breathtaking city views is also part of the development.
The interior was created by the same in-house team responsible for 21 Borrett Road, another CK Asset luxury residential property in Hong Kong, which just established a new price record of $23,000 psf in Asia.
