New Bukit Timah Road site for sale heralds new phase of Singapore property scene THE release of a Government Land Sale (GLS) site at Bukit Timah Road by tender marks a new phase of the real-estate scene in Singapore. Strategically located on a 99-year leasehold site measuring 63,498 square feet, with a generous gross plot ration of 4.9, the well-located plot has the potential to yield approximately 340 homes. The strategic position of this land plot is an integral facet of the Urban Redevelopment Authority’s (URA) Draft Master Plan 2025 (DMP 2025) effort, which seeks to develop a new housing precinct in the vicinity of Newton.

Wong Siew Ying, PropNex’s head of research and content, emphasises the significance of this site, adding that it is the first launch on the Confirmed List in the 2H2025 GLS programme. Located in the popular Core Central Region (CCR) of Singapore, the land parcel is expected to attract significant attention from developers and may see strong competition amongst bidders. This is in line with a strong trend that we have seen with the recent launches of CCR projects, with The Robertson Opus, UpperHouse at Orchard Boulevard, and River Green generating sales of over 850 units between them, in slightly more than six weeks.

Ying suggests that this exclusive location at Bukit Timah Road, including its Tokay Hill area, would see at least nine bids, with the top bid coming in between $1,500 and $1,600 psf ppr. This location appeals to homeowners because of its close proximity to the Newton MRT Interchange which connects seamlessly to the Downtown and North-East Lines as well as good schools such as Anglo-Chinese School (Junior) and St. Joseph’s Institution Junior.

Echoing such views, Marcus Chu, CEO of ERA Singapore, predicts the site could draw six to eight rival bids. He says the absolute best factors of the location combined with the ability of the site to dovetail with Newton’s groundbreaking urban village as set out in the DMP 2025 makes it highly desirable. GLS tenders in CCR areas such as Holland Link and Dunearn Road of late have indicated a keen demand for well-located sites, and this is expected to continue.

“GLS sites in Newton are few and far between in the last two decades, with great interests and fierce competition whenever they were made available for tender,” says Justin Quek, CEO of OrangeTee and deputy group CEO of Realion. The history of these lots as a provisional office cast, with one single block awarded as a house dev site in 1997, also serves to point towards the scarcity and inherent excitement around this sale.

This GLS site would transform into one of the anchors of a new, active community in Newton as envisaged under URA’s master plan. The tender will close at 12pm on 11 November, generating anticipation and hasty positioning as developers jostle to plant a footing in the changing story of Singapore’s property development.
