Amo Residence Location is strategically located in Ang Mo Kio mature estate of District 20. This area is well-surrounded with the finest amenities and establishments that offer essential services for a satisfying everyday lifestyle.

Connectivity at AMO Residence
The Mayflower MRT station on the Thomson-East Coast Line (TEL), which just opened recently, is 5 minutes’ walk from the AMO condo. This line is getting longer step by step, and when it’s done, it will go straight to the city and east Singapore. It will make it easier to get to places like Orchard Shopping Belt, Marina Bay, Singapore Central Business District (CBD), and East Coast Park.
At Bright Hill, the next stop on the line, you can switch to the Cross-Island Line, which is coming up next (CRL). The CRL will also go through Ang Mo Kio estate, where it will make two stops. One of them is the Ang Mo Kio MRT Central station, which is also where the North-South line changes trains.
The CRL will be stretching more than 50km fully underground MRT line in Singapore. From Jurong in the west to Changi in the east, this new line will connect to major hubs. It will make getting to many places easier because it will connect to most of the other MRT lines.
The North-South Corridor, which is currently being built, is the other major piece of public transportation infrastructure here. This new 21.5-kilometer-long expressway will connect the northern area to the city center by 2026. It will pass close to the AMO Residence. It should make the CTE less crowded and cut down on traffic jams.
Mayflower MRT Station. The nearest exit of the Mayflower MRT station is about 380 meters from AMO Residences. It takes about 5 minutes to walk there. Phase 2 of the new Thomson-East Coast Line just opened this station (TEL).
Phase 2 of this line stops at Caldecott station, which is where the Circle Line and this line meet. But the TEL should be up and running all the way to Sungei Bedok by 2025, which is before our project is done. After Bedok, the TEL will go even further, to Changi Airport Terminal 5, where it will connect with the Changi Airport Line.
Numerous Shopping Malls, Dining Options. The AMO Residence condo is in a mature and well-established neighborhood. So, it has most of what it needs, but you need a car to get to a big mall.
A few local shops are on the ground floor of some HDB buildings at Kebun Baru Court, which is right next door. Kebun Baru Market and Food Centre is another place you can walk to for food and other things. This is 10 minutes away on foot, which is not the best.
Most people who live in Ang Mo Kio would rather drive to AMK Hub at Ang Mo Kio Town Centre, which is about 2 km away. This is the biggest mall in the area, with more than 200 stores selling a wide range of goods and services. A Fairprice Xtra hypermart is the main store there.
But Thomson Plaza is the most convenient shopping center for people who don’t drive or who would rather take the MRT. It’s two stops down the train line, and Upper Thomson station gives you direct, covered access to it.
Along Upper Thomson Road, near the same station, there are groups of old shophouses that are a good place to get food. This place is known for its small restaurants, cafes, and places to hang out late at night.
Accessibility. People say that the location of the AMO Residence Singapore is easy to get to. The TEL should take about 20 minutes to get to Orchard Road and maybe 30 minutes to get to Shenton Way.
Drivers can take Thomson Road to get to town or go via Ang Mo Kio Avenue 1 to CTE (Central Expressway). Off-peak, it takes about 15 minutes to go either way. Once the North-South Corridor is finished in 2026, travel during peak times should also get better.

About the Government Land Sales
The state tender for this piece of land on Ang Mo Kio Avenue 1 was very competitive. Before it ended on May 25, 2021, there were 15 bids.
One reason there might have been so many bids is that there weren’t many new sites in the estate. Since the last land sale in this area was over 7 years ago, there should be a lot of people who want to buy. Especially for one that is so close to everything.
The other likely reason is that developers are quickly running out of new units that haven’t been sold.
Even so, United Venture Development’s bid of $381.38 million was the highest. That’s almost $1,118 per square foot per year just for the land. (Both the second and third highest bids were over $1,000 per square foot.)
Lee Sze Teck from Huttons Asia, said, “It seems like there is a lot of competition for land, and developers have to bid more than $1,000 PSF PPR to have a chance of getting land to build on.” The number of bids showed how confident the developers were, and any restrictions caused by the pandemic are only temporary.”
