Amberwood at Holland is shaping up to be one of the most watched new launches in the Core Central Region for 2026. The project is set to bring around 230 homes to market, with an estimated launch window in the third quarter of this year.
Behind the project is Sim Lian Group, through Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd. The group needs little introduction, with more than four decades of building experience in Singapore. Land economics are also being closely tracked. The Holland Link GLS parcel was awarded after a five-bidder contest on 29 July 2025, with Sim Lian securing it for S$368.37 million, or about S$1,432 psf ppr. The group later secured the adjoining Holland Plain site for S$454 million at S$1,491 psf ppr, becoming the sole bidder. Holding both parcels gives Sim Lian unusual control over product positioning in the new enclave.
On the specification front, early fact sheets point to a site area of about 183,729 sq ft with a gross floor area of around 257,221 sq ft and a plot ratio of 1.4. The development will include an early childhood development centre of at least 5,382 sq ft, a move that adds a family-oriented layer to the project without increasing density. TOP is currently estimated around 2030.
Design emphasis is on privacy and breadth rather than sheer scale. As a project the number of units is kept intentionally small. The low-rise building allows for open space and better landscaping. The blocks are spaced apart compared to regular city condos. The types of units are mostly larger ones with three to five bedrooms. These are meant for families who want to live in the place themselves and for people who plan to stay for a time. They are not for people who want to buy and sell quickly.

Market watchers say the investment narrative is less about immediate yield spike and more about capital preservation. Entry psf is guided in the S$3,100 to S$3,200 range based on land cost, which remains below several nearby freehold launches. Combined with Sim Lian’s history of holding construction costs in check, that pricing buffer is seen as a key hedge in a moderating CCR market.
What ultimately sets Amberwood at Holland apart, developers note, is the long-term placemaking angle. With Sim Lian managing two GLS sites that will provide more, than 500 homes the group can align the design style the features available and the way the buildings are built. For people looking to buy a home that means less of a feeling that is usually found in new areas and more of a unified neighborhood look from the very beginning.

Within the precinct itself, URA’s plan calls for green fingers and park connectors linking directly to the Holland Green Linear Park and the Rail Corridor.
